This week we had the pleasure of welcoming Ben Dews – Sales Director at NPD to our London office again to introduce their tried and tested model to a few new clients.
One of the key points that stood out this time was the levels of security in place when you choose an NPD property investment through us. NPD’s cross company guarantee gives investors more collateral and backing with your investment than any other developer we’ve seen in this asset class.
They recently just posted their first consolidated group balance sheet that boasted a strong £11.2m in profit.
To add to this, all the hotels that they have bought and refurbished on this model to date have recently been revalued by HVS (https://www.hvs.com) a leading London-based company that focuses on hotel valuation and appraisals. These new values reflect the significant growth they have added to each individual site and the group as a whole, allowing them to trigger the “call options” and buy the original round of investors out at the advertised increased levels. 85% of these investors have gone in again for a second round.
To add further credibility, Russel Kett the Chairman of HVS now sits on the NPD board.
The key point of the +£11.2m on the balance sheet is that it is used as security for the current round of acquisitions and to sit as backup for the first couple of years of returns for investors whilst they are bringing the new sites up to the quality levels now synonymous with the group.
